Realkreditlån: How Denmark's Mortgage Model Works and What the Down Payment Really Is

Autor Lumi · Ažurirano: 29. kol 2026. 00:00 UTC

A Danish mortgage isn't a bank loan — it's a bond-funded loan built on a "mirror" principle that predates today's market structure. Here's the LTV caps, the bidragssats fee, the down-payment rule, and how early repayment actually works.

Realkreditlån is the backbone of Danish home financing: not a direct bank loan, but one funded by issuing a matching covered bond on the exchange. The mechanics — and how much of the purchase price they actually cover — are unfamiliar to foreign buyers, and they affect both what refinancing is worth and what the loan truly costs.

Balanceprincippet — a loan/bond "mirror" older than the 2007 reform, not created by it

The matching principle itself — the term, rate type, and repayment schedule of a loan closely tracking the parameters of the specific bond issued to fund it — predates 2007; it was already the single balance principle Danish realkredit institutions operated under (Finans Danmark).

The 2007 Særligt Dækkede Obligationer (SDO) reform didn't invent this mirror — it split it into two variants and, in the same move, let banks issue mortgage-style bonds for the first time. "Det specifikke balanceprincip" (the specific principle) continues the older strict loan-to-bond mirror and is what traditional realkredit institutes mostly use for RO/SDRO bonds; "det overordnede balanceprincip" (the overall principle) is the looser variant SDO issuers — including banks — typically use, funding loans from a pool rather than a one-to-one match, which also allows individually risk-priced rates rather than one rate for all otherwise-identical loans. The 2007 reform loosened and diversified the system and opened it to banks; it did not establish the mirror concept.

Practical consequence: for loans funded under the specific/mirror principle, a borrower can prepay early by buying back those exact bonds on the exchange at their current price — this can be cheaper than nominal early repayment if the bond price has fallen.

What the payment is made of

Ydelse (the payment) = afdrag (principal) + rente (interest, which goes entirely to bondholders) + bidrag (the lending institution's fee, covering operating costs and capital).

Bidragssats is lower for fixed-rate loans with amortisation, higher for variable-rate interest-only loans. 2025 example: 0.27% — the lowest published rate on a 30-year fixed-rate amortising loan at LTV under 40% (Realkredit Danmark). The average has held around 0.80% since 2022, with several institutions lowering it in 2025–2026 (Nationalbanken, 27.03.2026).

Loan-to-value caps and term — the 5% down payment is the last slice, not the whole structure

Realkreditlån covers up to 80% of the purchase price for a permanent, owner-occupied home; up to 75% for a summer house used privately (60% if it's used commercially, e.g. rented out); and the maximum term is 30 years (Finans Danmark). The rest of the purchase price beyond the realkredit share is usually covered by a bank loan on top, with the buyer's own funds — commonly framed as roughly "80% realkredit + up to 15% bank loan + 5% own funds" — making up the remainder; treating the 5% rule below as the entire funding requirement misreads what it's actually for.

Afdragsfrihed (interest-only) is capped at 10 years for owner-occupied homes and summer houses as a general rule — with one specific exception: that 10-year cap does not apply to loans on permanent owner-occupied homes funded via SDO/SDRO bonds within a 75% loan-to-value limit (Finans Danmark). Other property types carry no statutory afdragsfrihed cap.

The down payment — the 5% rule, and a different base for andelsbolig

Finanstilsynet's "god skik" guidance (VEJ nr 9458 af 01/06/2023): by default, 5% of the purchase price is the "appropriate" amount of own capital for buying an owner-occupied home (ejerbolig).

For an andelsbolig, the 5% is calculated on a different, larger base: 5% of the sum of the share's price (andelsværdien) plus a proportional share of the association's outstanding debt — not 5% of the share price alone. Since andelsbolig buyers are also exposed to the association's debt, Finanstilsynet's own assessment is that an appropriate down payment for a cooperative share will, as a general rule, be a larger fraction of the purchase price than for an equivalent ejerbolig.

The lender must assess the individual customer and can require more or less than 5% depending on circumstances; funding the down payment with new borrowed money (for example, an overdraft) defeats the purpose of the rule. I could not confirm a specific numeric house-price-drop stress test (e.g. a fixed percentage) tied to this particular guidance — if you've seen one cited, verify it directly against Finanstilsynet's published guidance before relying on it, rather than a secondary paraphrase.

Fastforrentet vs. rentetilpasningslån

Fastforrentet (fixed rate) — a predictable payment for the whole term (typically 30 years), but usually a higher bidragssats than floating-rate.

Rentetilpasningslån (periodically repriced) — a lower starting payment, but a higher risk of the rate rising at each repricing.

Afdragsfrihed (interest-only) in practice

You can take a loan with a period of no principal repayment — a lower payment, but a higher total cost overall, and the bidragssats on such loans is usually higher. See the LTV section above for how long that period can run.

Često postavljana pitanja

What is "bidrag" in a mortgage payment?
The lending institution's fee for servicing the loan and its capital — separate from the interest, which goes to bond investors.
How much do I need to save for a down payment?
The benchmark is 5% of the purchase price for an ejerbolig — but for an andelsbolig, that 5% is calculated on the share price plus a proportional slice of the association's debt, so the krone amount is usually larger. Specifics depend on the lender's assessment of your situation.
What's the maximum loan-to-value on a realkreditlån?
80% for a permanent owner-occupied home, 75% for a privately used summer house (60% if it's rented out commercially) — the missing 20–25% comes from a bank loan on top and the buyer's own funds, not from the 5% down payment alone.
Can you prepay a realkreditlån for less than face value?
Yes, for loans funded under the specific/mirror balance principle, if the market price of the bonds funding the loan is below par — you can buy them back on the exchange.
