Andelsbolig, Ejerlejlighed, or Villa: Denmark's Three Ownership Forms Explained

In Denmark you can buy a home outright — or buy a cooperative share instead. Here's how the three ownership forms differ in rights, financing, and price before you sign anything.

Denmark has three fundamentally different ways to "own" a home: full ownership of a house (villa) or flat (ejerlejlighed) — and a cooperative share (andelsbolig), which is legally not real property at all. Confusing the two is the single biggest source of costly mistakes for foreign buyers on the Danish market.
What you're actually buying
Villa/ejerlejlighed: full ownership title, registered in the Tingbogen (Land Register) via a skøde (deed of title). You can sell it at whatever price the market will bear.
Andelsbolig: you buy a share (andel) in an andelsboligforening — a legal entity that owns the building. There's no skøde on the flat, only a membership share with the right to occupy one specific unit.
The resale price is a formula, not the market
Andelsboligloven (LBK nr 1281 af 28/08/2020), §5: the resale price of a share cannot exceed "what is reasonably justified" by the share's stake in the association's assets, plus improvements made to the flat, plus its condition.
§5(2): the association's property is valued by one of four methods (a law amendment, LOV nr 330 af 09/04/2024, added the fourth and raised the valuar deadline — see below): (a) acquisition cost, (b) market value as income-producing real estate per a valuar's appraisal — valid up to 42 months (raised from 18 months, effective 15 April 2024), (c) the latest public ejendomsvurdering, or (d) that same public valuation adjusted for the change in Danmarks Statistik's net price index (nettoprisindeks) from the month after the valuation date through October of the association's most recently completed fiscal year. The association itself chooses the method and records it in its bylaws/accounts.
Practical consequence: a "cheap" andelsbolig in central Copenhagen isn't an anomaly — it's the result of a formula detached from the market price of a comparable ejerlejlighed.
Financing follows different rules
Ejerlejlighed/villa: a standard realkreditlån (bond-based mortgage) is available.
Andelsbolig: no standard realkreditlån exists — only a bank loan (andelsboliglån) at a higher rate, because the bank lends against the share, not the real estate.
Restrictions on use
Many andelsboligforeninger ban Airbnb and other short-term subletting in their bylaws (vedtægter) — check the bylaws before buying, not after.
Selling an andelsbolig usually goes through a waiting list (venteliste) or requires the board's approval — a slower process than a free-market ejerlejlighed sale.
What to check before buying an andelsbolig
The valuation method the association uses (a/b/c/d) and the date of the last valuation — if it's method (b), confirm the valuar's appraisal is under 42 months old (the pre-2024 rule was 18 months — a listing or advisor still quoting 18 months is citing an outdated deadline).
The association's outstanding debt (foreningens gæld) — it directly reduces your share of the assets under §5(5).
The accounts and minutes of general meetings — like a Finnish taloyhtiö, an association's hidden future costs reduce the real value of your share.
Često postavljana pitanja
- Can you get a standard mortgage for an andelsbolig?
- No — a standard realkreditlån isn't available; you need a bank loan (andelsboliglån) at a higher rate.
- Who sets the resale price of an andelsbolig?
- Not the market — a formula under §5 of the Andelsboligloven: the association's asset share plus improvements and the flat's condition.
- Can you rent out an andelsbolig on Airbnb?
- Depends on the individual association's bylaws (vedtægter) — often banned.
