Belangrijk: In an old property a surface inspection isn't enough — wet rooms and pipes often need a deeper kuntotutkimus.
A home-sale condition inspection (kuntotarkastus) is an independent assessment of a flat and its structures before the deal. It costs a few hundred euros but can save tens of thousands.
Inspection vs. investigation
A kuntotarkastus is a sensory, surface-level assessment (home-sale condition inspection, KH guideline). A kuntotutkimus goes deeper: it includes measurements and structural openings, e.g. wet-room moisture.
In an old property a surface inspection isn't always enough — wet rooms and pipes may need a kuntotutkimus.
When to order one
Order a condition inspection before your offer, especially in an old block or house where the pipe renovation or wet rooms haven't been redone. A bathroom built before 1999 is a typical investigation target.
Cost and who does it
A condition inspection typically costs about €300–700. Use a qualified inspector (AKK, certified home-sale inspector). The buyer usually pays, sometimes shared with the seller.
