A pipe renovation (putkiremontti / linjasaneeraus) replaces a building's water and sewage pipes. It's the largest single cost a housing company faces and feeds directly into the price and the monthly charge. Here's how to assess it before making an offer.

When a pipe renovation is due

Pipes typically last about 40–60 years. In practice, buildings from the 1960s–1990s are often due now or have just had it done.

The single most useful fact is the construction year — it tells you whether you're in the replacement window. For certainty, read the manager's certificate (isännöitsijäntodistus) and the long-term maintenance plan (PTS).

How much it costs

An average pipe renovation now exceeds €1,000/m² (Isännöintiliitto, 2024 barometer; prices rose ~30% since 2019). In Helsinki and the capital region it's often €1,200–1,500/m² — for a two-bedroom flat that's easily tens of thousands of euros.

The final cost depends on the method (full replacement vs. relining) and the building's condition. Buildings from before 1994 often also need an asbestos survey.

How it shows up in price and charge

A future renovation is often financed with a housing-company loan that appears in your monthly financing charge (rahoitusvastike). So a low sale price can hide a large upcoming cost.

Always compare the debt-free price (sale price + your share of the company loan), not the sale price alone.
