BBR-Meddelelse: Reading Denmark's Building Registry Extract

The BBR extract is a building's official record in Denmark. Mismatches between registered and actual floor area are a common closing-day surprise — here's how to read it and what to check.
This guide describes the rules and practice in Denmark.
The BBR (Bygnings- og Boligregistret) is Denmark's nationwide register of buildings and dwellings, used by tax authorities, banks, and buyers alike. Pulling the BBR extract for an address should be one of the first things you do.
What's in the extract
Year built, building type, number of floors, wall/roof material, floor area by room, presence of heating and bathrooms.
How the area is measured — the bruttoareal principle
Area is measured to the outer face of the exterior enclosing walls at finished-floor level (instruks.bbr.dk) — this is not the "measured to the inner face" convention many other countries use.
Balconies, open terraces, and — in residential-area calculations — garages are generally excluded from the dwelling's area.
Why the BBR area can diverge from reality
Discrepancies arise from unregistered renovations, unrecorded extensions, and errors at initial registration. A secondary-source estimate puts it at up to ~25% of houses with an inaccurate BBR area — this figure is not independently verified against a primary BBR statistic (Bolius cites it in a popular article; I found no official BBR statistic for it), so treat it as "a commonly reported problem," not a precise percentage.
Who's responsible for data accuracy
Per the BBR instructions, the owner must keep the registration matching the property's actual condition.
What to check before a deal
Cross-check the BBR area against the area in the registered deed (skøde/tinglysning) and against the area in the sale listing — the three sources should match, or any discrepancy should be explained (for example, a terrace included or excluded).
A mismatch is a reason to ask whether a renovation (for example, a loft conversion) was registered and permitted.
Frequently asked questions
- What does "bruttoareal" mean?
- Area measured to the outer boundary of the building's exterior walls at floor level — it includes wall thickness, unlike an area measured to the inner perimeter.
- Who corrects an error in the BBR?
- The owner files a correction request through bbr.dk or the municipality.
- Does the BBR area affect tax?
- Yes — area is one of the parameters used in the public ejendomsvurdering, from which ejendomsværdiskat and grundskyld are calculated.
